_{Located within the greater Washingtonian Center community, which is centered around a 12-acre lake, RIO Washingtonian is a vibrant mixed-use property with retail, restaurants, office, and entertainment uses. The introduction of multifamily residential and additional commercial, along with a small number of stacked townhouses, will create a true mixed-use community where people can live, work, and play.}

Focus:

^{RIO Residential is designed with a focus on pedestrian circulation throughout the site. The street and path network maximizes connections to ensure walkability and friendliness and maintains

pedestrian access around the lake.}

^{The RIO Residential design guidelines are intended to be complementary to the existing design at RIO Washingtonian. Although it is not the intent to create separate and distinct residential buildings, it is the intent to present an evolution of the architecture and design within the mixed-use project.

Currently, the property is exclusively used for retail and entertainment purposes. This project adds residential uses that will be integrated into the project.}

^{The design of different building facades will add to the community character without rigid aesthetic uniformity. The building architecture shall visually and physically relate to one another and the existing development and shall have varied facades. The majority of the buildings shall confirm to a more urban appearance. This will be achieved through character-defining building elements, details, materials and street facade arrangements prevalent in many attractive urban neighborhoods. Two-over-two and multifamily structures have varied building heights and architectural styles, adding to the character of the community. Varied material use is encouraged for building facades, balconies, and openings.}
