PROJECT SUMMARY
The Project is in One Loudoun, a mixed-use development in Loudoun County, Virginia. The site has excellent connectivity to the Washington Metro MSA. The project program includes a 425-unit, multi-story community within approximately 498,390 SF, including amenity space and a 4,600 SF retail space.
The project is designed as an R-2 Use Group in Type III A wood frame construction, utilizing 2 floors of podium structure with conventional spread footing foundations. Mechanical systems are anticipated to be high-efficiency split systems with individual water heaters serving each apartment unit. Approximately 705 parking spaces will be incorporated into a prefab parking structure connected to a multi-family building Development team to assess requirements for NGBS or LEED Certification as we move forward.
Focus:
Create an upscale suburban residence for young professionals, couples, empty nesters, and families close to employment in a nd around the Dulles technology corridor.
Provide a design that is unique and stands as a beacon along the retail corridor, creating a space that is modern and forward-thinking.
