Located within the greater Washingtonian Center community, which is centered around a 12-acre lake, RIO Washingtonian is a vibrant mixed-use property with retail, restaurants, office, and entertainment uses. The introduction of multifamily residential and additional commercial, along with a small number of stacked townhouses, will create a true mixed-use community where people can live, work, and play.









Focus:


RIO Residential is designed with a focus on pedestrian circulation throughout the site. The street and path network maximizes connections to ensure walkability and friendliness and maintains
pedestrian access around the lake.

The RIO Residential design guidelines are intended to be complementary to the existing design at RIO Washingtonian. Although it is not the intent to create separate and distinct residential buildings, it is the intent to present an evolution of the architecture and design within the mixed-use project.

Currently, the property is exclusively used for retail and entertainment purposes. This project adds residential uses that will be integrated into the project.







Residential Site Plan
The design of different building facades will add to the community character without rigid aesthetic uniformity. The building architecture shall visually and physically relate to one another and the existing development and shall have varied facades. The majority of the buildings shall confirm to a more urban appearance. This will be achieved through character-defining building elements, details, materials and street facade arrangements prevalent in many attractive urban neighborhoods. Two-over-two and multifamily structures have varied building heights and architectural styles, adding to the character of the community. Varied material use is encouraged for building facades, balconies, and openings.

PROJECT SUMMARY

The Project is in One Loudoun, a mixed-use development in Loudoun County, Virginia. The site has excellent connectivity to the Washington Metro MSA. The project program includes a 425-unit, multi-story community within approximately 498,390 SF, including amenity space and a 4,600 SF retail space.

The project is designed as an R-2 Use Group in Type III A wood frame construction, utilizing 2 floors of podium structure with conventional spread footing foundations. Mechanical systems are anticipated to be high-efficiency split systems with individual water heaters serving each apartment unit. Approximately 705 parking spaces will be incorporated into a prefab parking structure connected to a multi-family building. The development team will assess requirements for NGBS or LEED Certification as we move forward.




Focus:



Create an upscale suburban residence for young professionals, couples, empty nesters, and families close to employment in and around the Dulles technology corridor.


 

Provide a design that is unique and stands as a beacon along the retail corridor, creating a space that is modern and forward-thinking.

Design functional and appealing amenity spaces both indoors and outdoors to promote community engagement and resident satisfaction.

375 Morgan

-The 43-story Tower Will Rise Next to the New Guinness Brewery-
375 Morgan, Chicago, 2023 Plan Commission has Approved










The Chicago Plan Commission has approved the mixed-use development proposed at 375 N. Morgan. With the upcoming Guinness Brewery planned into the zoning, the overall project site spans W. Kinzie St from N. Peoria St to N. Morgan St with the Metra tracks to the south.

Focus:


Designed by Hartshorne Plunkard Architecture, the new tower will stand 43 stories, bringing 460 units to the site. The unit mix consists of 124 studios, 238 one-beds, 96 two-beds, and 2 three-beds. To meet the affordability requirements, 92 units will be provided at an average of 60% AMI, broken down into 25 studios, 48 one-beds, and 19 two-bedrooms.

The development is being planned by Latsko Interests, who has owned the site for many years, and JDL Development, whose involvement here is their first in the Fulton Market neighborhood.
